I help landowners, investors, and organizations move from raw land or an existing building to a finished project. I've done this on my own deals and for others. Architecture and development are the same problem from two sides of the table. I work both.

Project Vision

Determining the highest and best use for a site based on your goals, your capital, and what the market will support. I assess land value, adjacency plays, funding sources, and whether a project makes sense before you spend on design.

Feasibility

Beyond code compliance. I vet design options against construction cost, market rents, and realistic capital stacks. An architect who has underwritten their own deals can tell you what a building costs to build, not just what it looks like.

Entitlements

Navigating municipal, county, and state jurisdictions to get your project permitted. I identify exemptions, waivers, and latecomer agreements that can materially improve your timeline and bottom line.

Owner's Representation

Acting on your behalf as project manager for the full development cycle. I build the team, sequence the work, and keep the project moving. Design, GC selection, leasing, financing, easements, and entitlement under one point of contact.

Funding Strategy

I've raised equity from institutional and private sources, structured debt with CDFIs and conventional lenders, and written grants. I can build a capital stack that fits your project and your risk tolerance.

Budgeting + Scheduling

A total development budget requires someone who has built projects. I build realistic budgets that account for every cost line, and schedules with built-in flexibility so that delays don't derail the deal.
