Most architects hand off when design ends. Most developers show up after. I work both sides, from first conversation through occupancy — design leads, and the development track runs alongside it.

Listen

Understand the site, the goals, and the constraints before anything gets drawn.

Architecture
  • Research zoning, code, setbacks, height limits
  • Walk the site and surrounding context
  • Assess whether I can meaningfully help
Development
  • Assess land value and highest-and-best-use
  • Identify preliminary funding sources
  • Flag adjacency plays worth considering

Feasibility

Test whether the project works before you spend real money on design.

Architecture
  • Study site constraints: sun, wind, views, access
  • Generate massing options and test program fit
  • Visit the site, walk the block, look at the neighbors
Development
  • Build or stress-test the proforma
  • Vet options against construction cost and market
  • Map jurisdictions, identify waivers and exemptions

Design

Shape the building. Every decision tested against the budget and the program.

Architecture
  • Establish size, shape, orientation, site strategy
  • Develop from schematic design through construction documents
  • Coordinate structural, MEP, civil consultants
  • Produce drawings, models, renderings, specifications
Development
  • Update proforma with current pricing
  • Engage contractor for pre-construction
  • Advance entitlements parallel with design
  • Refine the capital stack

Build

Construction is where everything converges. Stay on site, solve problems, protect the budget.

Architecture
  • Regular site observations
  • Review submittals and shop drawings
  • Resolve field questions, issue supplemental drawings
Development
  • Manage construction budget against contingency
  • Review pay applications and coordinate draws
  • Begin pre-leasing or pre-sale if applicable

Deliver

A finished building is not a finished project.

Architecture
  • Manage punchlist with the GC
  • Coordinate final inspections and CO
  • Deliver record drawings
Development
  • Execute lease-up or sale
  • Transition to permanent financing
  • Stabilize the asset
